My experienced team begins to work immediately with the probate client to insure that there will be no last minutes problems with a probate real property sale.
We begin by doing a Comparative Market Analysis to determine the fair market value of the subject property. We compare this to the court referee’s appraisal (in a limited power appointment) and work to resolve any differences.
Next, a Preliminary Title Report is ordered. It is thoroughly reviewed for any liens or problem areas. All parties are made aware of any potential problems and the process to eliminate them is begun.
Prospective buyers are pre-screened. We insure that they understand the probate process and that they are financially qualified and can successfully close escrow.
